Spencer Cullor is a seasoned multifamily real estate leader with 14+ years of experience in operations, acquisitions, asset management, and investment strategy. As President of ApartmentVestors, he oversees the full lifecycle of the firm’s portfolio — from sourcing and underwriting to renovation, stabilization, and long-term performance.

Spencer has personally led the acquisition and repositioning of thousands of apartment units across the Midwest and South-Central U.S., with a focus on workforce and value-add housing. His operational approach is hands-on and results-driven: increasing NOI through disciplined expense control, smart capital deployment, and improved resident satisfaction.

Before launching ApartmentVestors, Spencer founded and operated a property management company serving both multifamily and retail assets, and also worked as a licensed general contractor building single-family homes. His early career included a role in the corporate world at a rapidly growing software company, giving him a unique perspective on scalable systems, technology integration, and business strategy. These experiences shaped his pragmatic, systems-driven approach to real estate investing and operations.

What sets Spencer apart is his deep operational insight paired with a long-term investor mindset. He’s involved in every project, ensuring that investments are not only underwritten well, but run well — protecting capital and growing it through proactive asset management.

Spencer and his wife Sarah live in Overland Park, Kansas, where they’re raising their two daughters, Collins and Leighton. As a family-first entrepreneur, Spencer brings the same care and stewardship to his investors and communities that he brings to his own home.
